NAA's Advocate 2025
More than 830 rental housing professionals – including 238 newcomers – convened in Washington, D.C. for Advocate, NAA’s annual advocacy conference and Lobby Day. Attendees held nearly 260 meetings with lawmakers on Capitol Hill to promote tax policy as a way to protect the industry’s long-term viability and boost housing affordability for America’s more than 40 million renters. Industry advocates also worked to collect support for the Respect State Housing Laws Act, bipartisan and bicameral legislation that would eliminate any ambiguity that the CARES Act’s Notice to Vacate requirement ended in 2020.
FHFA Rescinds Federally Mandated Landlord-Tenant Requirements
Director of the Federal Housing Finance Agency (FHFA) William Pulte rescinded the Agency’s directive imposing three new federally mandated landlord-tenant requirements on covered multifamily housing financed through Fannie Mae and Freddie Mac (the Enterprises). Read more.
Federal Lands
In March, U.S. Department of Housing and Urban Development (HUD) Secretary Scott Turner and U.S. Department of the Interior (DOI) Secretary Doug Burgum announced the Joint Task Force on Federal Land for Housing. The Task Force aims to find federal land vacancies that can be used for new affordable housing units, assisting with land transfer operations, streamlining regulations and increasing awareness for the urgent need for more housing.
NAA Takes Action
Early last month, NAA and NMHC sent a letter to the White House requesting review of 32 federal programs, rules and regulations at 10 different agencies. The goal of this review is to increase housing supply, lower costs and improve housing affordability. Read more.
